Location?

All properties are within 5 minutes easy walk to the East Station and 10 minutes easy walk into Canterbury town center

How close to K&C Hospital?

15 Minute easy walk

How close to colleges/university?

20 Minute easy walk to the furthest Christ Church campus, 15 Minutes to Canterbury College and The University for the Creative Arts, a 10 minute walk then short bus ride to the University of Kent

Is a Deposit required?

Yes a deposit is required and is kept in a secure scheme administered by a reputable agent

Do I need References?

References are required from your employer and present landlord if applicable

Do I need a Guarantor?

A guarantor is required in most cases, this must be a UK property owner

Can I reserve a room as I do not need to move in right away?

Yes. This is possible especially when you want to move in as the previous tennancy ends. If you wish to reserve a room that is available immediately then half rent will be charged for the unnocupied period. In all cases a deposit is required against the rent

Who is responsible for cleaning the house?

You are responsible for keeping your room and the common areas of the house clean and tidy

Who deals with the rubbish / takes out the bins?

You are responsible for your own rubbbish and recycling is taken very seriously and must be done in accordance with the information supplied by the council

Who supplies toilet rolls and cleaning materials?

You must provide these for yourself in co-operation with the other housemates. Sorry but we do not offer "Room Service"

Who pays the Council Tax?

Council Tax is exempt if you are a full time student so you are free to study without concern. If you are a working professional then you will be dirctly responsible for any council tax due

How many share the house?

Usually four people, but where the house is larger then a maximum of six, but there are at least two bathrooms in such houses

How many bathrooms?

At least one, usually two to a house

How long is the maximum stay?

Usually twelve months

How long is the minimum stay?

Most are twelve months which is normal for the area but there are also some which are six months

Do I have to give notice that I want to leave?

Yes. the notice period is specified in the contract and amounts to one rental period which is usually one calander month

When I give notice do I still have to pay the last month's rent?

Yes. You will be repaid any rent that is paid in advance after final inspection and keys are handed back

Can I have pets in the house?

No

Can I have children in the house?

No

Am I allowed to have loud music / play an instrument?

You are contracted to allow the other sharers in the house to be able to have quiet enjoyment of the house and of their space therefor you are not permitted to make any noise that can be heard from outside your room

Is there parking?

parking is on street and unrestricted

Is there internet / sky in the house?

Internet and Sky are not part of the agreement but there is no restriction and most houses have arranged the services for themselves
